Last week I drove Durbin Pavilion Drive at six in the evening, the time when a shopping corridor either proves itself or doesn't. Walk-On's had a line at the host stand. Chipotle had the drive-past-slowly-and-still-can't-find-parking energy of a place that opened recently and hasn't worn off yet. And two lots down, a sign on a chain-link fence promised a grocery store that, as of this summer, exists only as a permit file and a LinkedIn post from the developer.
That gap between the restaurant you can eat at tonight and the one still waiting on a groundbreaking is the thing nobody writing about this corridor bothers to separate. Most roundups treat "announced" and "open" as the same category: a list of names, a shrug, move on. If you live off County Road 210, the distinction is the whole story, because it decides whether you're planning dinner or planning a drive to check on a construction fence.
The corridor is running on two clocks
Northern St. Johns County, and Durbin Park specifically, has had more national brand announcements land in the last twelve months than most residents can keep straight. Some of those names are already seating guests. Others are still a groundbreaking, a Development Review Committee meeting, or a signed lease away from serving their first customer. Confusing the two isn't just a minor error, it changes what you tell out-of-town family about where to eat, and it changes which lot you're annoyed at for sitting empty.
So here's the corridor sorted by the only distinction that actually matters if you live here: what's open, and what's still a sign.
What's actually open right now
Walk-On's Sports Bistreaux opened in October 2025 at 495 Durbin Pavilion Drive, in front of the Cinemark Durbin Park and XD, and it's still drawing a line at the host stand nearly a year later. It's the chain co-owned by NFL veterans Drew Brees and Dak Prescott, and the opening event handed out $5,000 in checks split among four local groups, including the St. Johns County Fire Rescue Cadet Program and the St. Johns County Sheriff's Office Special Teams Association. That's not a footnote. It tells you the location was treated as a flagship, not an afterthought.
A second Chipotle opened in the master-planned Beachwalk community back in June 2025, meaning the county has had multiple locations running simultaneously for over a year now, not just one lonely outpost.
Smalls Sliders, a quick-service concept that also counts Drew Brees as an investor, is already serving customers south of the Fountains at St. Johns mixed-use development, about a half mile east of I-95. It's easy to miss because it opened quietly, without the grand-opening fanfare Walk-On's got, but it's real and it's running.
If you want a meal tonight that isn't a chain drive-thru you've had a hundred times, those three are your actual options as of late summer 2026. Everything else on this corridor is still cooking.
What's still just a permit number
The name generating the most excitement, understandably, is Whole Foods. Regency Centers confirmed in a LinkedIn post that the grocer will anchor a roughly 30,000-square-foot store at a new development called The Berkeley at Durbin Park, on East Peyton Parkway near UF Health, alongside TJ Maxx, Firebirds Wood Fired Grill, and Shake Shack. The company said it expects to break ground in the fourth quarter of 2026. That's a groundbreaking, not an opening. Nobody has released a store footprint beyond the four marquee names, and construction hasn't started. If you're planning your grocery run around this, plan for next year, not this fall.
A second Chipotle, this one inside The Pavilion at Durbin Park, cleared its build-out permit back in February 2026. It's taking over a space that used to be a Rumble Boxing gym, sitting next to a Firehouse Subs and a T-Mobile store. The permit is approved. As of this writing, the doors still aren't open.
Over at Parkway Place at Durbin, the developers announced in June 2026 that Phase 3 has signed leases with Anejo Cocina Mexicana (a Ponte Vedra Beach-based chain with four locations already running from Yulee to Daytona Beach), The Mini Bar Donuts & Coffee, the bubble tea shop Tsaocca Tea, Tijuana Flats, and Planet Smoothie. Groundbreaking on that roughly 15,700-square-foot retail building, at Race Track Road and St. Johns Parkway, hadn't been finalized as of that announcement. Leases signed is a real commitment. It is still a step behind a ribbon cutting.
And then there's coffee. Two separate 7 Brew drive-thru kiosks are working through the county approval process, one at World Commerce Center off International Golf Parkway, discussed by the Development Review Committee in mid-July, and a second near CR-210 itself, which went before the same committee on August 18. Neither has broken ground yet. A proposed Chick-fil-A off CR-210 was still being evaluated by the committee as of this spring.
The road that made any of this possible
None of this cluster works without something that isn't a restaurant at all. St. Johns County finished widening County Road 210 from I-95 to US-1 this spring, marking the completion with a ribbon-cutting ceremony in late April 2026. County Commissioner Clay Murphy called it a direct response to what residents had been asking for, and County Administrator Joy Andrews described it as the first project delivered through the county's Infrastructure Delivery Team, formed in 2023 specifically to move projects like this one faster.
The number that tells you how much this cost: roughly $12.6 million in fiscal year 2025 and another $6.1 million in fiscal year 2026, funded through a mix of impact fees, the county's Transportation Trust Fund, and developer contributions. That's not abstract budget language. It's the reason the drive between Durbin Pavilion Drive and the Pavilion at Durbin Park doesn't back up the way it used to. The retail names get the press releases. The road is what actually lets you visit more than one of them in the same evening.
Two NFL-backed restaurants, one corridor, less than a year apart
It's worth sitting with one detail longer than a roundup usually would. Walk-On's and Smalls Sliders are two different restaurant concepts, different menus, different footprints, and both count NFL players among their owners or investors, and both landed in the same few square miles of northern St. Johns County within roughly the same twelve months. That's not a coincidence you'd find by searching "restaurants coming to St. Johns." It's the kind of pattern that only shows up when you're tracking permit filings and opening dates side by side, and it's a genuinely useful signal about how developers are reading demand here: recognizable, athlete-backed brands are betting on this specific stretch of road, not just on St. Johns County in general.
What this actually changes for your week
If you live off CR-210, the practical takeaway isn't "there's a lot happening." It's narrower than that. Tonight, your real options are Walk-On's, the Beachwalk Chipotle, and Smalls Sliders. Over the next several months, watch for the second Chipotle location and the Parkway Place Phase 3 tenants to start showing actual construction activity rather than just signed paperwork. Whole Foods and Shake Shack are a 2027 conversation at the earliest, given a fourth-quarter 2026 groundbreaking and typical build timelines for a project of that scale.
The corridor isn't done changing. It's just further along in some places than the announcements make it sound, and knowing which is which saves you a wasted drive.
